How the builder program works

The offer, how a home moves through the program, what it costs, and what's built today versus what's planned.

A pilot, not a product line yet

We’re beginning with a small number of builders rather than opening broadly. That’s a deliberate choice — the handoff described below is still a hands-on service our team performs, not a packaged product with its own support organization, and we’d rather get it right for a handful of builders before scaling it up. Nothing here should be read as an established, running program with a track record to point to; it’s early, and this page is honest about that.

If what you need is a mature, fully self-service program today, this isn’t that yet — we’d rather say so plainly now than have it come as a surprise once you’re already in a conversation with us.

The offer

Every home built through the program includes Charyl — already knowing that specific house by the time the buyer gets the keys. In practice, that does a few things for you as the builder: buyers ask Charyl instead of calling your office to track down a manual or a warranty document, a home that already knows its own history reads as a different tier of product at handoff, and none of it asks anything extra of your team. We build the record, we install, and we support the homeowner afterward.

It also gives you something concrete to tell privacy-conscious buyers: Charyl proposes changes to a home’s record rather than acting unilaterally, backups leave the house already encrypted, and the specifics are the same six claims we stand behind everywhere — not a softer version for the builder channel. See What do we tell buyers about privacy?

How it works

  1. We capture from what you already produce

Your team doesn’t fill out anything new. We build each home’s record — its appliances, warranties, and documentation — from the spec sheets and paperwork you already generate during the build.

  2. We install and support the homeowner

Installation is ours to handle, and so is homeowner support afterward. If a buyer has a question about how Charyl works, they come to us directly, not to your sales or warranty desk.

  3. Year one is included; the homeowner decides at month 13

The program is designed so every home’s first year of Charyl’s subscription is included at closing. After that, it’s the homeowner’s decision whether to continue on their own subscription — you’re never billed for what happens after year one.

What it costs

A one-time setup fee per home, quoted per project rather than published as a flat number — the work varies enough by build that one rate wouldn’t be honest across every project. That’s true even at meaningful build volume; the fee reflects the work per home, not a published discount curve. We contract with your company directly; terms are per project.

What’s built today, and what’s planned

Today, the handoff is a hands-on service: our team works from the documents you send us, home by home. There’s no dedicated builder software yet — no bulk import from the tools you already use during construction, no co-branded version of the handoff, no reporting dashboard for your team after closing. Those are directions we’re planning, not capabilities you can rely on today. We’d rather tell you plainly what doesn’t exist yet than let a roadmap item sound like a shipped feature.

Getting started

If you’re interested in being part of the early group, the inquiry form at /builders is where that starts — your company, your market, and roughly how many homes you build a year is enough to begin the conversation. From there, see What does my team have to do? and What does it cost the builder? for the specifics, or The handoff moment for the moment the whole program is designed around.
